Spring Concrete Maintenance Checklist for Texas Homeowners

Spring is the ideal time to inspect and maintain your concrete surfaces. After the cooler months — and any freeze events we may have experienced — your driveway, patio, walkways, and foundation need attention to ensure they stay in top condition through the intense Texas summer ahead. Use this checklist to methodically assess and care for every concrete surface on your property.

Driveway Inspection

  • Check for new cracks: Walk the entire surface and note any cracks wider than a hairline. Even in our mild winters, thermal cycling can initiate cracking.
  • Look for oil and chemical stains: Winter vehicle leaks may have left stains that should be cleaned before they penetrate deeper.
  • Inspect the edges: Edges are the most vulnerable part of any driveway. Look for chipping, crumbling, or undermining from drainage.
  • Test the seal: Pour water on the surface. If it soaks in rather than beading, it's time to reseal before summer heat accelerates deterioration.
  • Clear drainage paths: Remove leaves, dirt, and debris from along the edges where water should flow away.

Patio and Pool Deck Care

  • Deep clean the surface: Use a pressure washer on a low-to-medium setting with a pH-neutral cleaner to remove algae, mildew, and winter grime.
  • Inspect for surface damage: Look for spalling, pitting, or areas where the sealer has worn through — especially on stamped or decorative concrete.
  • Check pool deck drains: Ensure all drains are clear and functioning. Pool decks without proper drainage deteriorate rapidly in our climate.
  • Reseal decorative concrete: If your stamped or stained patio hasn't been sealed in the past 18–24 months, schedule resealing before pool season begins.

Walkway and Sidewalk Maintenance

  • Verify level surfaces: Look for lifted or sunken sections that create trip hazards. Settlement often becomes apparent after seasonal soil changes.
  • Clean expansion joints: Remove debris from control joints and expansion joints. Packed joints prevent proper movement and lead to cracks.
  • Address weed growth: Treat any vegetation growing in cracks or joints promptly. Roots widen cracks and accelerate damage.

Foundation Perimeter Check

  • Verify positive drainage: Soil should slope away from the foundation for at least 6–10 feet. Fill any low spots where water collects.
  • Check for new exterior cracks: Note any cracks in the foundation walls or slab edges. Photograph them for comparison over time.
  • Inspect interior indicators: Walk through the house and check for new drywall cracks, doors that stick, or gaps around window frames.
  • Test sprinkler coverage: Make sure irrigation isn't spraying directly onto the foundation, and that beds along the foundation receive consistent moisture.

General Spring Concrete Tasks

  • Schedule professional pressure washing for heavily soiled surfaces
  • Repair small cracks with appropriate crack filler before they expand
  • Apply fresh sealer to any surfaces that fail the water bead test
  • Trim back vegetation that's growing too close to concrete edges
  • Document the condition of all surfaces with photos for year-over-year comparison
